Is ZipaTile cloud controlled only?

Is ZipaTile cloud based device only? I.e., can I control/monitor my home using ZipaTile without connecting to cloud?

No it is not. It can work completely without the cloud. You only need cloud to register it and program rules. Once after you are done with the setup, it can work without Internet as well. Of course, you won't be able to access it remotely than.
